Single release or release by stage of works
Lenders who finance renovation take one of two routes. With a single release you receive everything at completion and pay the builder as you see fit: it is the simpler arrangement, usually reserved for modest works and solid profiles. With release by stage of works (SAL in Italian), the capital comes out in tranches as the site progresses, each one unlocked by an interim survey certifying the portion completed.
The staged arrangement protects the bank and, indirectly, you as well — you will not end up with the money spent and the work half done — but it imposes a discipline: payments on account to the builder have to be negotiated so that they line up with the tranches, otherwise you risk having to fund them yourself. It is one of the things we agree before signing, along with the timing of the interim surveys, because a site standing idle over a cash-flow mismatch costs more than any difference in margin.

Can I finance the purchase and the works together?
Yes, several lenders allow it: the works portion is released on the basis of quotes and the survey, either in one go or by stages. Not every bank does it and the terms vary a great deal: this is exactly the kind of case where starting with the right lender saves weeks.
Do I need a quote from the builder?
Yes, itemised. For significant works you also need a bill of quantities and, depending on the work, the building permissions. The surveyor uses them to estimate the value of the property once finished.
Is a single mortgage better, or a mortgage plus a loan?
For modest sums and short timescales a personal loan is simpler and faster; for larger amounts a mortgage costs appreciably less but takes longer and needs more paperwork. We will work through it together with both repayment schedules side by side.
What happens if the valuation comes in lower than expected?
The loan-to-value is calculated on that figure, so the amount released falls. On a property needing work this happens often. That is why we check the picture before you sign the preliminary contract: knowing in advance how much of your own money might be needed keeps you from getting stuck halfway.
