Credit broker in Turin: mortgages, switching and loans

A credit broker works for you, not for one particular bank. That is the difference between being handed one offer and being able to choose between thirty.

Kìron Mediazione Creditizia Turin branch
Via Serao

Our job is not to find "the lowest rate": it is to know which bank will say yes to your profile, how quickly and on what terms. And then to hold together the documents, the valuation, the estate agent and the notary, so that you only have to think about the house.

You only pay if you reach completion

Our advice carries no risk for you: our broker fee is due only if you obtain the loan and sign at the notary. If you do not complete, you owe us nothing. The amount is confirmed to you in writing before we start, together with every cost charged by the bank.

Average timings recorded on applications handled by this branch. Approval remains the bank’s decision: timings can vary depending on the lender and on how complete your documents are.

How we work

Four steps, and no round of branches

The bank appointments you never have to make are the first reason our job exists.

01

A ten-minute call

A ten-minute call

You tell us about the property and your situation, at a time that suits you. In ten minutes you have a first realistic picture: what you can afford, what instalment works, which lenders are worth approaching. No documents, no obligation.

02

We approach the banks together, not one at a time

We approach the banks together, not one at a time

We gather the documents once and put your case to the partner lenders that make sense for your profile. If your own bank has said no, very often another reads the same situation differently.

03

We hand you offers you can actually read

We hand you offers you can actually read

We meet on Via Matilde Serao with two or three offers side by side: instalment, term, fees, conditions, insurance. We tell you which we would choose and why — and what really separates the first from the second.

04

The paperwork stays with us

The paperwork stays with us

Survey, approval, estate agent, notary, seller: we hold the threads and call you if something stalls. You get updates, not forms. Right through to the signature.

Services

What we handle

We will not send you round in circles: we study your profile and put your application in front of the lenders best suited to it and quickest to answer. For each service we start from the question we hear most often in the office.

What it means in practice

What you get on top of doing it yourself

Almost all our clients could manage on their own: their income is in order, they can read an offer, they have the internet. They call us for four things they would not have on their own.

  1. 01

    You prepare the documents once

Six banks mean six appointments, telling the same story six times and six sets of paperwork. We gather everything once and put it in front of every lender worth approaching.

  2. 02

You see two or three offers side by side

Two offers at the same rate can differ by thousands of euros. We compare the total cost, fees, insurance and conditions, and show you where the difference sits in euros.

  3. 03

We know which bank says yes to your profile

Who is comfortable with a fixed-term contract, who accepts a recently registered sole trader, who decides quickly when completion is close. It is written down nowhere.

  4. 04

We speak to the bank, the surveyor, the agent and the notary

Someone has to hold together the five parties to a sale and pick up the phone when something stalls. It is the least visible part of the job and the heaviest.

A Kìron adviser compares offers from several banks with two clients
The offers come from several lenders. The choice stays yours: we prepare the comparison.

We are not a bank and we do not lend money: we put your application in front of the right lenders, in the right way. If a deal does not stand up we say so on the first call and explain why. We would rather give you an awkward answer today than a nasty surprise after you have signed the preliminary contract.

Follow your application without a language barrier

In Turin we work with foreign clients every week, and that matters: banks look at how stable your income is and whether your residence is in order, not at your nationality — but the requirements differ from lender to lender. We explain which documents you need, which banks are more open and where your application stands, in plain words and with all the time it takes.

Start here

Leave your number and we will call you

The questions serve two purposes only: to see whether we can genuinely help, and which adviser should take your case. The rest we can cover on the phone, which is quicker.

  • You don’t need to have found a property yet — the earlier you call, the better
  • No documents to prepare for the first call
  • If the deal does not stand up, we will say so straight away
  • You only pay if you sign at the notary

Leave your number and we will call you

Four quick questions, then your number. An adviser from the Via Matilde Serao office will call you back: ten minutes on the phone, at the end of which you know how much you can borrow and which lenders are worth approaching.

Step 1 of 5

Which province is the property in (or where are you)?

We work in person with clients across Piedmont and the Aosta Valley: it is the area where we can meet you and where we know the branches we deal with.

What do you need?
What is your employment status?
What is your employment status?
What is your employment status?
Do you have an active adverse credit record (CRIF / protests)?

We ask now, rather than later, for one reason only: with an active adverse record no bank will assess the application, and we do not want you losing weeks to reach a no we already know about.

How should we contact you?
  • We call you back within one working day, in the slot you choose.
  • It’s ten minutes on the phone: no documents to prepare.
  • The assessment is free and commits you to nothing.

★★★★★

★★★★★

Ottimo servizio, preciso e veloce.

FAQ

The questions people ask us before we start

What exactly does a credit broker do?

A broker connects someone looking for finance with the lenders able to provide it. In practice: we gather your documents once, put your case to the partner banks that make sense for your profile, compare the offers that come back and explain where the real differences lie. We then run the application through to completion, dealing with the bank, the surveyor, the estate agent and the notary. We do not lend the money — that is the bank’s decision — but we decide together whom to ask and how to present it.

Why not go straight to my bank?

You can, and for very straightforward situations that is a reasonable route. The point is that any branch can only offer its own products, so to get a real comparison you have to repeat the round: same story, same documents, office hours, three or four times over. People come to us usually not because they do not know how to proceed, but because that time is worth more than the cost of delegating it, and because they want the offers read by someone who reads a hundred a year.

What does your advice cost?

The initial assessment is free and commits you to nothing. If we decide to go ahead, the broker fee is confirmed to you in writing before we start and is set out in the pre-contract documents, together with every cost charged by the bank. It is a rule of ours that no charge appears afterwards.

My bank said no: can I still get a mortgage?

Often yes. Every lender assesses by its own criteria — type of contract, length of service, payment-to-income ratio, nature of the property — and an application turned down at one branch is regularly approved elsewhere. We cannot guarantee the outcome, but we know whom to put it to and how. The exception is an active adverse credit record, which no bank will accept.

Can you borrow more than 80% of the value of the property?

Yes, in a number of cases. The First-Home Guarantee Fund run by Consap covers part of the capital and allows several lenders to reach 95%, in some situations 100%. The requirements concern a first home that is not a luxury property (cadastral categories A/1, A/8 and A/9 are excluded) and buyers who do not already own another residential property; for the priority categories set out in law the terms are better. The final decision still rests with the bank: we check the requirements and put the application to lenders who are genuinely lending at that moment.

How long does approval take?

Roughly four to eight weeks from submission, depending on the lender and on how complete your documents are. When the completion date is tight we tell the bank at the outset and choose accordingly: some lenders are structurally faster than others, and that is exactly the kind of knowledge our job exists for.

Do you work with clients who are not Italian?

Yes, it is a substantial part of what this branch does. Banks look at how stable your income is and whether your residence is in order, not at your nationality; many ask for long-term residence status or a certain number of years living in Italy. We tell you which lenders are more open, which documents to prepare and what to expect at each stage. The contract paperwork remains in Italian, as it must — but you will not be facing it alone.

Which areas do you cover?

Turin and its province — Moncalieri, Collegno, Rivoli, Grugliasco, Nichelino, Settimo Torinese, Venaria Reale, Orbassano, Chieri, Pinerolo, Ivrea, Carmagnola — and the rest of Piedmont: Alessandria, Asti, Biella, Cuneo, Novara, Vercelli and Verbano-Cusio-Ossola. We also cover the Aosta Valley. We see clients by appointment at Via Matilde Serao 20/D.
