You see two offers side by side, not one
We bring the two or three best offers for your profile into the office, printed side by side: instalment, rate, term, arrangement fee, valuation and compulsory insurance. We tell you the gap between first and second in euros over the whole schedule, not as a percentage.

One file, laid out the way the bank wants it. The same one goes to every lender we approach: you don’t start again at each bank, and you don’t take time off work to hand over the same payslips three times.
When the case stalls, we make the call
The survey that never gets booked, the missing land registry document, the notary asking for a date: these are the points where a case sits still for weeks with nobody telling you. We spot them first, and we call the bank.

How much they will actually lend you
The general rule is 80% of the surveyor’s valuation — not of the price you agreed, and the difference matters: if the surveyor values it below what you are paying, you cover the gap. Above 80% further security is needed, and this is where the First-Home Guarantee Fund run by Consap comes in: the state guarantees part of the capital, and several lenders go up to 95%, in some situations 100%.
The requirements concern a first home that is not a luxury property — cadastral categories A/1, A/8 and A/9 are excluded — and buyers who do not already own another residential property; for the priority categories set out in law the terms are better. The guarantee is not automatic, though: it makes the application stronger, the bank still decides, and not every lender signed up to the Fund actually reaches 100%. Knowing which ones do right now, and on which profiles, is precisely the piece of information our job exists for. We check it on the first call and tell you plainly what percentage you reach in your case.

Why use a broker if I can go to the bank myself?
You can, and on a straightforward case it often works. The difference is that a branch can only offer its own bank’s products, whereas we compare those of more than thirty partner lenders and know in advance what criteria each applies. In practice you save the time of doing the rounds and reach your decision with offers already selected for your profile, rather than with paperwork to decipher on your own.
What does the advice cost?
The initial assessment is free and commits you to nothing. The broker fee is due only if you obtain the loan and sign at the notary: if you do not complete, you owe us nothing. The amount is confirmed in writing before we start, together with every cost charged by the bank.
Can I borrow 100% of the purchase price?
In a number of cases yes, through the First-Home Guarantee Fund run by Consap. It applies to a first home that is not a luxury property (cadastral categories A/1, A/8 and A/9 are excluded) and to buyers who do not own another residential property; for the priority categories the terms are better. One point to note: the percentage is calculated on the surveyor’s valuation and does not cover the notary and taxes, which remain yours to pay. On the first call we will check what percentage you actually reach.
My bank said no: does that change anything?
Often yes. Every lender assesses by its own parameters — length of service, type of contract, payment-to-income ratio, nature of the property — and a case turned down at one branch is regularly approved elsewhere. We cannot guarantee the outcome, but we know whom to put it to and how. The exception is an active adverse credit record, which no bank accepts.
Which documents are needed?
Identity document, tax code, your last two payslips or last two tax returns, recent bank statements and, if you have already found the property, its paperwork. We collect them once: the same file goes to every lender we approach.
I am a foreign national working in Turin: can I get a mortgage?
Yes, and it is a substantial part of our work. Banks look at how stable your income is and whether your residence is in order, not at your nationality; many ask for long-term residence status or a certain number of years in Italy.
